The Cobble Hill Building Stock

Cobble Hill developed earlier than Park Slope or Bed-Stuy — most of the housing stock dates from 1830 to 1880, with the bulk being Greek Revival (1830s–1840s) and Italianate (1850s–1870s). A few even older Federal-style houses survive. The neighborhood is notable for:

  • Narrow lot widths — typically 18 feet, smaller than Park Slope's 20-foot lots or Bed-Stuy's 20–25 foot lots
  • Older brick and mortar systems — pre-1860 buildings have soft handmade brick and lime-only mortar that's incompatible with modern Portland-heavy repointing
  • Greek Revival doorway treatments — recessed entries with sidelight windows and elaborate stone trim
  • Mixed brick and brownstone facades — many Cobble Hill houses combine brick on the upper stories with brownstone trim and stoops

What Cobble Hill Restoration Requires

Lime-Compatible Mortar

For pre-1860 Cobble Hill houses, repointing must use lime-rich mortar — Type O (1:2:9) or pure lime. Type N is too hard for the oldest brick. Type S will damage the brick within a few winter cycles.

Original Detail Preservation

Greek Revival doorways with their original pilasters, sidelights, and dentil moldings need careful preservation. We don't paint over original stonework that wasn't originally painted — LPC will reject such work.

Narrow Site Access

18-foot lots and tight side yards limit access. We use ladder and pipe scaffold systems sized for the constraints. Sidewalk shed coordination is more delicate because of the narrower sidewalks on some Cobble Hill blocks.

Original Ironwork

Cobble Hill has remarkable surviving original cast-iron areaway gates, stoop railings, and basement window guards. LPC requires preservation and in-kind repair. We restore in place where possible.
