Upper East Side Townhouse & Facade Restoration
Upper East Side Townhouse & Facade Restoration
The Upper East Side has some of Manhattan’s finest townhouses — Beaux-Arts mansions on the side streets between Madison and Fifth Avenue, Federal and Greek Revival row houses scattered through Lenox Hill and Yorkville, and pre-war apartment buildings along the avenues. Innovation Construction NY does the high-end facade restoration work these buildings require.

What's Different About UES Restoration
Higher Material Standards
LPC reviews UES applications with more rigor than many outer-borough districts. Material samples and full-scale mock-ups are commonly required. Stone matches must be precise. Specialty materials (real terracotta replacement, custom-cast bronze hardware) are used more often.
Limestone-Dominant Facades
Many UES townhouses are limestone or limestone-trimmed rather than brownstone — particularly the higher-end Beaux-Arts and neo-classical houses. Limestone restoration is different work from brownstone — see our limestone restoration page.
Apartment Building FISP Work
The avenues — Fifth, Madison, Park, Lexington, Third, Second, First, York — have major pre-war apartment buildings, almost all subject to FISP. Many are co-op buildings with sophisticated boards and building managers. Restoration scope is often complex and budgets are large.
Carriage Houses
Scattered through the UES side streets are former carriage houses — now residential — with distinct architectural character. Restoration of these often involves both standard masonry work and unusual elements like original carriage doors and brass hardware.
Common UES Restoration Work
- Townhouse limestone and brownstone facade restoration
- Beaux-Arts ornament repair and replacement
- Pre-war apartment building FISP scopes ($500K–$5M+ projects)
- Terrace and setback waterproofing on pre-war apartment buildings

FAQs
Q: My UES coop has 80 lintels failing per the FISP report. Can you do a full-building lintel program?
Yes — that’s the kind of scope we do. We schedule lintel work in phases coordinated with access, residents, and weather. A full-building 80-lintel program typically runs 8–18 months end to end.
Q: How does LPC review work for UES townhouses?
Most LPC submissions go to staff for in-kind work or to the Commissioners for any visible changes. UES applications often require multiple rounds of review and material mock-ups. Plan 8–20 weeks for approval depending on scope.
Q: Can you work with our building’s architect/engineer of record?
Yes — that’s standard for larger pre-war apartment work. We work to their specifications, coordinate field decisions with them, and provide documentation they need for closeout.
Q: My townhouse has Indiana limestone. Can it be matched?
Yes — Indiana limestone is still actively quarried and matching pieces can be sourced. Custom carving and detailing add lead time but the material is available.
