Brownstone Restoration in Cobble Hill, Brooklyn
Brownstone Restoration in Cobble Hill, Brooklyn
Cobble Hill has some of the oldest row houses in Brooklyn outside Brooklyn HeightsĀ ā many 1830sā1860s Greek Revival and Italianate houses on narrow 18-foot-wide lots that distinguish the neighborhood. The Cobble Hill Historic District (designated 1969) was one of NYC’s earliest. Innovation Construction NY restores Cobble Hill row houses with the care these older buildings require.

The Cobble Hill Building Stock
Cobble Hill developed earlier than Park Slope or Bed-Stuy ā most of the housing stock dates from 1830 to 1880, with the bulk being Greek Revival (1830sā1840s) and Italianate (1850sā1870s). A few even older Federal-style houses survive. The neighborhood is notable for:
- Narrow lot widthsĀ ā typically 18 feet, smaller than Park Slope’s 20-foot lots or Bed-Stuy’s 20ā25 foot lots
- Older brick and mortar systemsĀ ā pre-1860 buildings have soft handmade brick and lime-only mortar that’s incompatible with modern Portland-heavy repointing
- Greek Revival doorway treatmentsĀ ā recessed entries with sidelight windows and elaborate stone trim
- Mixed brick and brownstone facadesĀ ā many Cobble Hill houses combine brick on the upper stories with brownstone trim and stoops
What Cobble Hill Restoration Requires
Lime-Compatible Mortar
For pre-1860 Cobble Hill houses, repointing must use lime-rich mortar ā Type O (1:2:9) or pure lime. Type N is too hard for the oldest brick. Type S will damage the brick within a few winter cycles.
Original Detail Preservation
Greek Revival doorways with their original pilasters, sidelights, and dentil moldings need careful preservation. We don’t paint over original stonework that wasn’t originally painted ā LPC will reject such work.
Narrow Site Access
18-foot lots and tight side yards limit access. We use ladder and pipe scaffold systems sized for the constraints. Sidewalk shed coordination is more delicate because of the narrower sidewalks on some Cobble Hill blocks.
Original Ironwork
Cobble Hill has remarkable surviving original cast-iron areaway gates, stoop railings, and basement window guards. LPC requires preservation and in-kind repair. We restore in place where possible.

FAQs
Q: Most of Cobble Hill is in the historic district, right?
Yes ā the Cobble Hill Historic District covers most of the neighborhood. LPC approval is required for visible exterior work on most properties. Confirm by address if you’re uncertain.
Q: My house is 1840 Greek Revival. What’s the right mortar?
Lime-rich. Type O (1:2:9 portland:lime:sand) is the standard modern equivalent. Pure lime mortar is more historically accurate but requires slower work and protected curing conditions. We test existing mortar before specifying.
Q: Can you work without disturbing my upstairs tenants?
Exterior facade work doesn’t usually require interior access. Stoop work means using an alternate entrance for 1ā2 weeks. We coordinate carefully on multi-unit Cobble Hill houses.
Q: How long is LPC approval for Cobble Hill work?
Staff-level approval for in-kind repairs: 3ā6 weeks. Commissioner-level for visible changes: 8ā16 weeks including hearing schedule.
