UWS Historic Districts
The Upper West Side has several major LPC historic districts:
- Upper West Side / Central Park West Historic District (designated 1990) — covers a large area roughly from West 62nd to West 96th Streets, including most of the prime pre-war apartment buildings on Central Park West and West End Avenue.
- Riverside-West End Historic District (designated 1989, extended) — covers Riverside Drive and West End Avenue blocks.
- West 71st Street Historic District — a single-block designation.
- Various individual landmarks including the Dakota, the Ansonia, the Apthorp, and others.
Within these districts, exterior work needs LPC approval — and on the Upper West Side, LPC tends to be more rigorous about review than in some outer-borough districts. Material samples and mock-ups are commonly required.
UWS Row House Restoration
The side-street row houses on the Upper West Side range from 1880s brownstones to elaborate 1890s–1900s mansions and Beaux-Arts limestone houses. Many are now subdivided into duplex and triplex apartments, with co-op or condo ownership structures. Restoration work involves coordinating with board approvals, building managers, and often a building architect who sets standards for the work.

UWS Apartment Building Facade Work
Most Upper West Side apartment buildings on the avenues — Central Park West, West End Avenue, Riverside Drive, Broadway, Amsterdam, Columbus — are 12–20 stories and subject to Local Law 11 / FISP. We do the masonry, lintel, parapet, terrace, and waterproofing repair work that follows from QEWI inspections.

Terrace and Setback Waterproofing
Many UWS pre-war buildings have terrace setbacks at multiple levels. The terrace floors, parapets, planters, and drains are all vulnerable to water infiltration that travels down into apartments below. We rebuild terrace assemblies — proper membrane waterproofing, new drainage, paver reinstallation — and address the parapet/coping where the worst water entry typically occurs.
Limestone and Cast-Stone Facade Repair
Many pre-war UWS buildings have limestone or cast-stone facades with elaborate ornament — cartouches, swags, garlands, lion’s-head keystones, urns, and figural sculpture. We do dutchman repairs on stone facades, restore ornament that’s chipped or eroded, and address the staining and dirt patterns that develop on north-facing facades.
Lintel Replacement on Brick-Faced Buildings
Pre-war brick buildings have steel lintels above every window, and 80–100 years of corrosion expansion causes the same characteristic cracking we see on row houses, just at higher elevations and on larger scale. Lintel work on apartment buildings is typically done from suspended scaffold and requires careful coordination of access.
Pre-War Window Surround and Spandrel Repair
Many pre-war apartment buildings have terracotta or cast-stone window surrounds and spandrels (the panels between windows). These were originally beautifully detailed and many are now spalling or have lost decorative elements. We restore them with cast-stone matched to the original.

Yes. Email us the report and any photos and we’ll come walk the building. We provide written line-item proposals that work for board presentations — categorized by scope (Unsafe / SWARMP / preventive), with unit pricing where appropriate, and clear scope language that maps to the QEWI’s findings.
Q: How do you handle access on tall pre-war buildings?
Depending on scope and access constraints we use suspended scaffolding, mast climbers, swing stage, or boom lift. We coordinate the access method with the building, the FISP scope, and any sidewalk shed requirements. Access setup is typically 20–40% of total project cost on FISP work.
Q: We have a private terrace that leaks into the apartment below. Can you fix it without ripping everything up?
Sometimes — depending on the failure mode. If the membrane is intact and the leak is at flashing or drain details, targeted repair works. If the membrane has failed across an area, the pavers and topping need to come up so the membrane can be repaired or replaced. We do an honest assessment before committing.
Q: My UWS brownstone needs work but it’s a multi-unit condo. How does that work?
Exterior facade work on a condo is typically a building-level expense, decided by the board and managed through the building’s reserve fund or a special assessment. We work with boards, managing agents, and individual owners. We can present scope to a board meeting if needed.
